  • Bachelor's degree in construction management or related field.
  • 8-10 years of related experience working on commercial concrete projects; or equivalent combination of education and leadership experience.

Critical Skills:

  • Knowledge of established construction and maintenance practices, procedures and techniques, as well as applicable local, state and federal building codes.
  • General knowledge of LEED principles.
  • Profit orientated; strong leadership skills.
  • Familiarity with a wide range of equipment and tools, and proficiency in skilled construction, maintenance, and repair tasks.
  • Understanding of construction scheduling and cost control.
  • Attentive to details; ability to prioritize and multitask; proactive and deadline-oriented.
  • Ability to read and understand safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to interact effectively with customers, vendors and employees at all levels of the organization.
  • Ability to read/comprehend complex instructions, correspondence, memos, blueprints, construction documents, contract documents, and specifications.
  • Ability to effectively present information to customers, clients and other employees of the organization.
  • Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.
  • Possess solid computer skills; proficient in MS Office as well as document editing software - Bluebeam, Adobe Acrobat.
  • Intermediate in Project Management software; Prolog, Procore, and P6.
  • Help develop and track administrative aspects of the construction process.
  • Proficient in estimating best practices and software; Timberline, Tekla and on-screen take off.

Duties, Responsibilities, and Expectations:

  • Provide overall administration and technical direction to the project.
  • Monitors construction progress and updates CPM schedule.
  • Monitors financial activities to ensure that the project is constructed in accordance to design and budget.
  • Defines scopes of work and select subcontractors for the self-performed group.
  • Develop important relationships with subcontractor.
Project management:
  • Provide exceptional customer service to both external and internal customers.
  • Ensure that owner/architect relationships are fostered and maintained.
  • Ensure each concrete project is completed on-time, within budget, and constructed with superior quality and safety.
  • Visits each project site prior to the commencement of construction.
  • Follows job start-up procedures, including completion of the new project checklist.
  • Ensures—along with the superintendent—that the project site and construction activities are being constantly documented in writing and in photos, and that they are properly stored electronically.
  • Coordinates and communicates closely with the project team and subcontractors to eliminate any issues before they become problems.
  • Markets company to the owner & design team; engages the business development department in pursuing future opportunities.
  • Seeks input from staff on how to improve; seeks to learn changes in the industry.
  • Keeps up-to-date on submittals, RFI's, and responses, project changes & work progress.
Schedule Management
  • Create, monitor and update construction progress on self-performed baseline scheduled to project baseline schedule.
  • Understands CPM scheduling and can translate into construction budgets.
  • Clearly communicate with subcontractors scheduling expectations.
  • Ensures project safety policies, procedures, and company & OSHA standards are being enforced by the project team and that weekly safety meetings are being held.
  • Manages the risk exposure process and accounts for all possible unforeseen cost impacts to the budget or time impacts to the schedule.
Personnel Management
  • Mentors and encourages team growth and development, and builds the morale of all project team members through positive reinforcement, feedback, etc.
  • Works with the project team to establish goals and develop accountability.
  • Assists in the development of the learning management system programs and trainings.
Financial Management
  • Prepares and participates in forecast meetings and tracks budget vs. actual costs.
  • Ensures all purchases, orders, and invoices are properly coded.
  • Monitors financial activities to ensure that the project is constructed in accordance to design and budget.
  • Prepares and manages the change order process effectively and efficiently by tracking and ensuring all costs are included and accurate and that the project team is aware of potential cost impacts in a timely manner.
Subcontract Management
  • Manages the sub-contractor change order process for self-performed work.
  • Organizes and conducts pre-construction meetings with subcontractors and monthly job cost review meetings.
  • Formally documents via e-mail, letter, etc., all relevant informal communications occurring on site.
  • Defines scopes of work and select subcontractors for the self-performed group.
  • Develop important relationships with subcontractors and consider the relationship when making decisions.
  • Proficient in quantity takeoffs.
  • Proficient in organizing and assembling estimating in estimating software.
  • Understands means and methods of concrete construction; knows different labor productivity rates.
  • Understands the turnover process and conveys project information.
  • Assist the project team to create and manage scope of work subcontract agreement/purchase order.
